It‘s hard when the home you love does not have the same effect on a potential buyer. But your potential buyer will notice these things straight away. Then go inside and consider every room individually. Give it all an extra clean and then de-clutter, even if some of your items need to go into storage for a while. Generally people want to see the maximum number of bedrooms the house has to offer.
