How to Present Your Home for a Quick Sale

It‘s hard when the home you love does not have the same effect on a potential buyer. In fact it’s been proven that making a few simple changes in the way you present your home can really benefit houses that are struggling to sell. Not only that but houses that are changed to be presented more like a show-home get much more interest.
Now let me explain, you can usually be quite blinkered when you look at your own home, so try detaching yourself so that you see it as a potential buyer. The best way to do this is to think of your home more as a product to sell rather than your much-loved family home.
How could you make it more like a show-home?
Here’s the thing, first impressions are the most important part of any property viewing. Potential buyers will usually decide within the first 30-seconds of being in your home whether they want it or not.
Let’s face it, in our busy lives we do not always get round to cleaning the windows regularly, de-weeding the front path, or freshening up the outside paintwork. But your potential buyer will notice these things straight away. This is why it helps to take time to think ‘what could I do to make this house look better presented?’ Outside, maybe that coat of paint, some weeding or just cleaning the windows could increase the kerb appeal.
Then go inside and consider every room individually. Give it all an extra clean and then de-clutter, even if some of your items need to go into storage for a while. Not only that but make each room clearly known, for example you may have a spare room with a sofa bed, also used as a playroom, now make it obvious it is a bedroom. Generally people want to see the maximum number of bedrooms the house has to offer.
On top of that consider each room carefully. Are there any minor problems that need fixing? Chipped paintwork on skirting boards, small holes in walls where you moved that picture two years ago and that little bit of mould around the tiles in the bathroom. By doing these minor jobs you will be amazed at how much better presented your home looks.
In addition to this, are any of your rooms painted in a dark colour?, consider this, dark colours can close in space and make rooms appear smaller. Remember also we don’t all have the same taste, maybe a quick coat of paint in a fresh neutral colour could give the look of more space. And this fresh light look may be more appealing to the buyer.
Finally the finishing touches, in the lounge how about some fresh flowers in a vase. Lay out your best plate set on the dining room table, check your bedroom dressing table, is everything placed neatly. If you have tie backs, are curtains all positioned correctly?
Now I know this might seem like a lot to do, but it has been proven to work time and time again. And in the long-term will save you time and money and achieve the result you wanted quickly – to sell your home!
