How to Decide Whether to Accept an Offer for Your Property

Accepting an Offer on Your Property

If your property has been on the market for a while, it can be a frustrating experience.  Making sure your house is presentable everyday and then waiting for your estate agent to call with a viewing can be annoying.

But what happens when you receive an offer?  Do you accept the first one on the table in the relief that you won’t have to keep your home immaculate anymore?

On the other hand you are faced with the choice of whether to biting their arm off and being able to make your next property move or whether to sit tight and hope for better offers.

Here’s the thing, if you’ve chosen the right estate agent from the start you can rely on their advice.  And whether you can take their advice is down to trust.

Let’s face it, if you decided to work with your chosen estate agent because they were the cheapest or because they gave you a higher valuation than anyone else, then you might want to take their advice with a pinch of salt.

Now let me explain, agents that routinely overvalue property just to win the instruction aren’t being entirely honest with their clients from the start.  Not only that but some estate agencies pay a commission to their agents just for winning the instruction.  This could tempt unscrupulous agents to tell you what you want to hear rather than what’s realistic about the value of your property.

Not only that but estate agents that quote the lowest fees might be tempted to encourage you take the first offer you get instead of holding out for a better one.  Let’s face it, if their commission is very low, getting you an extra few thousand on your property price won’t actually benefit them by enough to invest the extra time and energy.

But it doesn’t have to be this way, Whiteheads get reliably better results by pricing properties realistically and charging fair fees that reflect the effort we go to.

This is why we became market leading estate agents in Bognor Regis within just 18-months of opening a branch there.  Not only that but within just 4-months of opening in Chichester, we’re already the 4th largest agency.

We don’t stop there, on average we sell a property within 60-days. How? We have a stronger internet presence than any other estate agents in Chichester or Bognor Regis.  On top of that we have a dedicated full page adverts in the Observer newspapers every week.

Because of these factors we’ll always give you our honest opinion about any offers you receive.  What’s more, because we have ten staff calling prospective buyers every day, your home will get more viewings than other agents than rely on buyers contacting them.

We’re open 7-days a week so call us today on 01243 770022 to get your property sold
